The team solved for utility and water access that could not be moved, which presented limitations on spatial planning possibilities. Locating the kitchenette where plumbing access existed allowed for the creation of an open office area adjacent to the windows, and private offices on the opposite side with fully glazed fronts to capitalize borrowed daylight.
The tenant needed an open office with varied spatial uses. New Republic designed for break-out seating, a kitchenette, and a stepped seating “amphitheater,” in addition to creating more seating/desks and private offices.
