New Republic’s design involved touching the historic building as minimally as possible in order to obtain state and federal Historic Rehabilitation Tax Credits (HRTC) and to contain costs. The design team managed the building’s existing conditions without incurring cost-prohibitive code upgrades. New Republic solved for difficult unit configurations related to a prior renovation in the 1970’s, and created small but innovative dwelling spaces. Two ground floor commercial spaces and fourteen apartments suitable for modern living completed this boutique project.
