Alms & Doepke

A landmark department store begins a new chapter as housing in the heart of Cincinnati.

Originally designed by renowned Cincinnati architects Samuel Hannaford and Edwin Proctor, the Alms & Doepke Building was once a major department store and gathering place. After later serving as offices for Hamilton County, its redevelopment presents a rare opportunity to bring new life—and new residents—to this prominent corner of Over-the-Rhine. New Republic is serving as Architect and Historic Tax Credit Consultant for the building’s transformation into 150 apartments with commercial space. The adaptive reuse will add significant new housing while preserving the architectural character that makes the building a landmark. Its adjacency to the Hamilton County parking garage also provides convenient covered parking—an unusual advantage for a historic rehabilitation of this scale. Working with Stough Development, New Republic guided the project through the State and Federal Historic Tax Credit process, ultimately winning $5 million in Ohio Historic Preservation Tax Credits. The project will return one of Cincinnati’s largest historic buildings to active use while helping reshape an important corner of Over-the-Rhine.
